Do not even think about installing a new heating appliance until you read and understand the following;

                1. Upgrade the attic insulation first
                2. Upgrade windows and doors
                3. Upgrade weatherstripping and caulking
                4. Insulate the floor if basement is unconditioned
 
 

The above steps need to be followed. If you do the furnace or boiler first than the above the heat loss gets less and less and the appliance get bigger and bigger. As the appliance continues to get more and more oversize the effciiency goes down and the fuel costs go up.
